Osborne Clarke advises Bob W on five new property openings in the UK and Italy

Published on 30th January 2026

International legal practice Osborne Clarke has advised tech-powered hospitality operator, Bob W, on the opening of five new properties in London, Rome and Florence.

The new openings are Bob W London Hyde Park, Bob W London Kensington, Bob W Rome San Lorenzo, Bob W Rome Testaccio and Bob W Florence Santa Croce. In total, the openings represent an expansion to Bob W’s European portfolio of more than 8,000 sq m.

The properties include a 102-key Victorian building in Bayswater, London, and a historic riverside building along the Arno in Florence, as well as apartments and rooms with outdoor space and terraces in the Rome districts of San Lorenzo and Testaccio. Across all locations, guests have access to Bob W’s digital-first service model with self check-in, 24/7 remote support and local recommendations.

“By combining a digital-first operating platform with a light, flexible staffing model, we’re able to take over and open properties in record time. That really matters to owners because every day a building sits empty, it loses revenue. Our focus is on getting these hospitality properties live quickly, operating efficiently from day one, and delivering a consistent guest experience that supports long-term performance rather than short-term fixes.”

"The Osborne Clarke teams led by Jonathan and Simone have been true deal partners. The commitment and commercial approach they have taken has allowed us to deliver these deals in challenging timescales, and to keep our promise to our real estate partners of opening properties in record time. Our thanks to the wider Osborne Clarke team for all their help and support on these deals."
