Osborne Clarke advises Bridges Fund Management on its sixth property fund

Published on 20th January 2026

International legal practice Osborne Clarke has advised longstanding client Bridges Fund Management (Bridges), the specialist sustainable and impact investor, on the formation of its sixth property alternatives fund, Bridges Property Alternatives Fund VI (Fund VI).

Fund VI was closed with total commitments of over £440 million, including co-investments, significantly exceeding its £400 million target and making it more than 25% larger than its predecessor fund. The fund attracted strong demand from a diverse group of institutional investors in the UK and internationally, including pension funds, insurers, and family offices such as Fidelity International, Border to Coast Pensions Partnerships and the Environment Agency Pension Fund.

Fund VI will continue Bridges' strategy of investing in sectors across the UK and Europe, with a focus on housing, healthcare, and industrial/ logistics. Fund VI is classified as an Article 9 Fund under the Sustainable Finance Disclosure Regulation (SFDR), reflecting its core sustainable investment objective.

"This successful close of Bridges' largest property fund to date is a testament to its market-leading track record and the growing conviction among institutional investors that a deep focus on sustainability and social impact is integral to long-term value creation in real estate. Bridges continues to pioneer a transformative approach to the sector, and we are proud to support its mission."
