Osborne Clarke advised European Student Housing Fund II on the sale of the prestigious student accommodation building in Wrocław, known as Basecamp Wrocław, to Xior Student Housing.

European Student Housing Fund II, a renowned owner and operator of student housing assets across Europe, has sold one of its exceptional projects to Xior Student Housing, a Belgian company specialising in the investment and management of student housing across Europe.

Basecamp Wrocław, situated at Sienkiewicza Street in the heart of Wrocław, boasts a prime location with superb access to key universities and city landmarks. Formerly known as Mamut Bakery, the building underwent significant redevelopment and thorough modernisation and was launched as a PBSA in 2022. Currently the dormitory consists of nearly student 800 units - rooms with bathrooms and studios with bathrooms and kitchenettes. Its residents enjoy a wide range of amenities such as a gym, cinema, communal kitchens, study and recreation rooms, a grocery store, restaurant, and parcel collection point.

This transaction was finalized with the property acquisition on 16 April 2025. This project represents a fantastic investment opportunity, given Wrocław's status as a one of major academic hubs in Poland and the property's prime location and modern amenities, ensuring strong demand and high occupancy rates.
