Osborne Clarke advises EY on long-term lease of around 5,300 m² in Cologne landmark BÖRSENPLATZ 1

Osborne Clarke has provided legal advice to EY (Ernst & Young) on the long-term lease of around 5,300 m² of office space in the BÖRSENPLATZ 1 property in Cologne. With the signing of the new lease agreement, EY is clearly committing to the location and setting the course for the further development of its modern working environments in the cathedral city. The landlord of the space is the MOMENI Group.

The three-wing office complex BÖRSENPLATZ 1, with a total lettable area of around 18,000 m², is located in one of the most prominent city-centre locations in Cologne and combines historic building fabric with a contemporary usage concept. The building was constructed in 1952 based on plans by Cologne architect Wilhelm Riphahn, is partially listed and, with its distinctive vertical façade structure, continues to shape the cityscape to this day. In recent years, the property has been comprehensively and carefully modernised in line with heritage requirements.

A key focus of the new lease is the sustainable orientation of the location. The building has a BREEAM certification with a rating of “Very Good”. Building operation is optimised, among other things, by AI-based systems, and general electricity is sourced on a balance-sheet basis 100% from renewable energy sources. The lease agreement concluded with EY is structured as a Green Lease and supports the joint sustainability objectives of tenant and landlord.

Osborne Clarke advised EY on all legal matters in connection with the new lease in BÖRSENPLATZ 1. The focus was in particular on structuring the long-term lease agreement, reflecting the Green Lease components in the contract and coordinating property-specific provisions for the sustainable management and use of the space.
